‘Dream Home Makeover’ Will Inspire You To Drop Everything and Decorate

Utah couple Shea and Syd McGee are back with Season 2 of Netflix’s “Dream Home Makeover”—and their new projects will make you want to drop everything on your plate and decorate.

In this new season, they show off renovations in every room of the house, from the kitchen to the bathroom to the bedroom, doling out style inspiration for the whole house. And while Shea’s signature style is still as clean and calming as ever, she focuses on creative designs like imperfect tile, wallpaper accents, and, yes, even carpet!

Read on to get the best tips from “Dream Home Makeover.” You’ll find some unexpected design choices that will inspire many weekends of fun projects to keep you happy at home through 2021.

Use imperfect tile to bring character to a new kitchen

In the episode “Luxury Estate,” Shea and Syd meet up with LaRee and Travis Hansen, who are just about ready to move in to their new home. This new build has been a work in progress for over two years, and now Shea is able to add the final touches, like a stylish kitchen backsplash.

Since this kitchen is so new, Shea chooses a handmade tile. But after it’s installed, the special texture makes the tile look at first like it’s not sitting perfectly flat.

“In new homes you kind of have to pick a few things that are maybe older or have some imperfections so that the home has a little bit of soul even when you move in to it,” Shea says.

At first, LaRee is unsure about this imperfect backsplash, but once it’s installed, it’s clear this tile is the right choice. It gives this clean kitchen a little personality. With this unique backsplash, the kitchen feels less like a hotel and more like a home.

For a midcentury look, use the right lighting

In the episode “Midcentury Makeover,” Shea and Syd meet Omar Poole and Josh Newbury for a midcentury makeover of their guesthouse. Poole knows that his mother will need to move in to this guesthouse eventually, so they want to fix it up for her with a fun midcentury modern design, which will match the main house.

However, this guesthouse was built in 1956, so Shea is forced to make some era-appropriate lighting choices.

“Homes of this era don’t typically have attics,” Shea explains. “We can’t crawl into the attic space to install can lights. We have to do all fixtures.”

She removes the original fixtures and replaces them with new, white alternatives that have the midcentury look. Plus, she installs a midcentury-inspired pendant light over the kitchen island, which adds even more retro style to the space. These new lights really set the mood.

Make sure different flooring types complement each other

The episode “Bath Hideaway” is all about Shea’s clients Mandi and Bryce Winkelman, and their fabulous primary bathroom. Mandi explains that she wants a peaceful, spa bathroom where she can take a break from the kids, so Shea focuses on finding a spa-inspired flooring choice.

She decides that gray herringbone with light grout is the perfect look for this bathroom because it’s elegant and gives the space some color. However, Shea runs into a challenge when it’s time to install carpet in the adjoining closet. She can’t match the carpet color to the tile or else it would look too matchy-matchy. So instead, she brings in an entirely new pattern with familiar colors.

“We did this kind of warm, gray grout with the dark stone herringbone floor, and then we flip-flopped the color palette in the closet, where we get the plaid that’s a warm gray with the dark accents,” Shea explains.

In the end, the closet carpet ends up looking great. The light plaid brightens up the space without seeming too stark next to the gray bathroom floors.

Use wallpaper as a classic accent

In the episode “Restoring History,” Madison and Nick Panos show Shea around their historic home, which was built in 1908. Madison knows that it’s time to update the old kitchen, but she still wants to keep the home’s classic look.

So, to keep some 1908 style, Shea brings in wallpaper.

“Our days of wallpapering every single room has passed, but when we have a dedicated area like this desk, where you have easy places to stop the wallpaper, it’s a perfect place to use it as an accent,” Shea explains.

She uses some subtle blue and white paper to dress up the built-in desk area. It gives the space a classic style without seeming dated.

Give stone an updated look by brightening the color

In the episode “Mountain Retreat Makeover,” Shea meets with Shazia and Taylor Chiu, who live in a cozy cabin.

These two want to give their cabin an updated look, but they also hope to keep the old-fashioned stove in the living room, which they still use to heat the house in winter.

To update this feature, Shea uses mortar to turn the stone behind the stove white.

“The cement mortar looks amazing on the stone,” Shea says.

Indeed, this small change to the stove area brightens the space and transforms the entire room.

Give your windows some cozy style

In the episode “Bedroom Oasis,” Shea works with client Jessica Stone to surprise her husband, Tyler, with a bedroom rehab. Jessica wants the room to feel like Hawaii, so Shea uses lots of soft colors and materials to get that island feel. She even uses those soft materials on the windows.

“When it comes to picking window treatments, you could pick shades, or you could pick drapes, but I often like to do both together because the more textures and textiles you have, the cozier a room feels. And blending the two together makes a home feel homier,” Shea explains.

So she installs long, light gray drapes, plus a woven shade. Together, these materials and textures give the room a relaxing vibe that’s reminiscent of the coast.

Puerto Rico Home of the Late Astrologer Walter Mercado Available for $395K

It’s in the stars. The home of the late astrologer and psychic Walter Mercado in San Juan, PR, is now on the market for $395,000. The legendary Spanish-language television personality, who died in 2019 at the age of 87, delivered his daily horoscopes with panache, often wearing a cape, and was known for wishing his huge audiences “Mucho, mucho amor.”

Mercado broadcast to 120 million devoted viewers daily for decades, according to a 2019 museum exhibit that explores his influence. Although he last aired his show from Miami, he kept a home in Puerto Rico.

The property initially landed on the market in September 2020 for $495,000. But with no buyer forthcoming, the price was dropped to $430,000 in December, and subsequently to its current asking price.

We predict that a buyer will be quite pleased with the place.

The listing describes the property as “unique” and located in an “exclusive area” of San Juan. It also offers a flexible floor plan, with two separate living accommodations on separate floors.

The first level, entered from a foyer, features three bedrooms, three bathrooms, a living room, dining room, and kitchen. The layout includes an office space with a small kitchen and half bathroom. The interiors are painted bright and cheery reds and yellows. The stairs are covered with decorative tiles. Other details of the 1970 abode include wrought-iron railings, arched doorways, and fanciful light fixtures.

Upstairs, the separate living space includes two large bedrooms, two bathrooms, a small kitchen, two terraces, a living room, dining room, family room, and balcony.

Outside, the grounds include a terrace, pool, gazebo, and patio. The covered carport has room for at least four cars. An electric gate secures the entrance to the property. Other amenities include an electric generator that powers the entire house, as well as security doors and windows. 

Born Walter Mercado Salinas, the flamboyant entertainer grew up in Puerto Rico, and began delivering his predictions in elaborate costumes on a weekly show on Telemundo back in the 1970s.

Mercado’s reach expanded in the 1990s, when his show moved to Univision, where he delivered his soulful brand of astrology until 2010. After that, he maintained a public presence through a website and other appearances. He also wrote a horoscope column in El Nuevo Herald, the Spanish-language sister of the Miami Herald.

He is the subject of a 2020 documentary, “Mucho Mucho Amor: The Legend of Walter Mercado,” available on Netflix.

Extreme Makeover’s Ty Pennington Lists Bright and Beautiful Venice Beach Home

Reality TV star Ty Pennington, known for changing people’s lives with his energetic personality on the original version of Extreme Makeover: Home Edition, is now looking to cash in on his own home makeover. Pennington has just listed his house — a beautiful and bright 1927 Craftsman in Venice, Calif. — for $2,795,000.

Pennington put his home design expertise to good use and carefully restored the property earlier this year with the help of his trusted interior designer, Patrick Delanty. Delanty, also known to be Halle Berry’s designer, has long been working alongside Ty Pennington, serving as his design director for Extreme Makeover and running his on-air design segments, most notably his presence on The Oprah Winfrey Show, Rachel Ray Show, NBC’s Nightline and Good Morning America.

Just like its reality TV star owner, the home is bright, cheerful and quirky, with colorful interiors exuding creativity and style. The property is listed by Patrice Meepos of Compass.

The ground level hosts the kitchen, laundry room, and bedroom with direct backyard access, as well as a full bath. On the upper level, there’s a master retreat and a second bedroom.

While Ty Pennington did not return to host HGTV’s 2020 version of Extreme Makeover: Home Edition (which is hosted by Modern Family‘s Jesse Tyler Ferguson), you can catch the two time Emmy award winner in his other home improvement series, Trading Spaces — which recently restarted airing after a 10-year hiatus.

You can also get more tips from the home design expert from his latest book, Good Design Can Change Your Life, which is an intimate look at Ty’s design inspirations and is full of décor advice and tips. While we haven’t yet had the chance to pick up the book ourselves, according to his website the book is part reference, and part behind-the-scenes from Ty’s own home remodeling, which means the Venice home is already a bookshelf hit.

Everything You Need to Know About Budgeting As a Freelancer

Could logging in to your computer from a deluxe treehouse off the coast of Belize be the future of work? Maybe. For many, the word freelance means flexibility, meaningful tasks and better work-life balance. Who doesn’t want to create their own hours, love what they do and work from wherever they want? Freelancing can provide all of that—but that freedom can vanish quickly if you don’t handle your expenses correctly.

“A lot of the time, you don’t know about these expenses until you are in the trenches,” says freelance copywriter Alyssa Goulet, “and that can wreak havoc on your financial situation.”

Nearly 57 million people in the U.S. freelanced, or were self-employed, in 2019, according to Upwork, a global freelancing platform. Freelancing is also increasingly becoming a long-term career choice, with the percentage of freelancers who freelance full-time increasing from 17 percent in 2014 to 28 percent in 2019, according to Upwork. But for all its virtues, the cost of being freelance can carry some serious sticker shock.

Most people who freelance for the first time don’t realize that everything—from taxes to office supplies to setting up retirement plans—is on them. So, before you can sustain yourself through self-employment, you need to answer a very important question: “Are you financially ready to freelance?”

What you’ll find is that budgeting as a freelancer can be entirely manageable if you plan for the following key costs. Let’s start with one of the most perplexing—taxes:

1. Taxes: New rules when working on your own

First things first: Don’t try to be a hero. When determining how to budget as a freelancer and how to manage your taxes as a freelancer, you’ll want to consult with a financial adviser or tax professional for guidance. A tax expert can help you figure out what makes sense for your personal and business situation.

For instance, just like a regular employee, you will owe federal income taxes, as well as Social Security and Medicare taxes. When you’re employed at a regular job, you and your employer each pay half of these taxes from your income, according to the IRS. But when you’re self-employed (earning more than $400 a year in net income), you’re expected to file and pay these expenses yourself, the IRS says. And if you think you will owe more than $1,000 in taxes for a given year, you may need to file estimated quarterly taxes, the IRS also says.

That can feel like a heavy hit when you’re not used to planning for these costs. “If you’ve been on a salary, you don’t think about taxes really. You think about the take-home pay. With freelance, everything is take-home pay,” says Susan Lee, CFP®, tax preparer and founder of FreelanceTaxation.com.

When learning how to budget as a freelancer it’s necessary to estimate your income and expenses before setting aside savings for tax payments.

When you’re starting to budget as a freelancer and determining how often you will need to file, Lee recommends doing a “dummy return,” which is an estimation of your self-employment income and expenses for the year. You can come up with this number by looking at past assignments, industry standards and future projections for your work, which freelancer Goulet finds valuable.

“Since I don’t have a salary or a fixed number of hours worked per month, I determine the tax bracket I’m most likely to fall into by taking my projected monthly income and multiplying it by 12,” Goulet says. “If I experience a big income jump because of a new contract, I redo that calculation.”

After you estimate your income, learning how to budget as a freelancer means working to determine how much to set aside for your tax payments. Lee, for example, recommends saving about 25 percent of your income for paying your income tax and self-employment tax (which funds your Medicare and Social Security). But once you subtract your business expenses from your freelance income, you may not have to pay that entire amount, according to Lee. Deductible expenses can include the mileage you use to get from one appointment to another, office supplies and maintenance and fees for a coworking space, according to Lee. The income left over will be your taxable income.

Pro Tip:

To set aside the taxes you will need to pay, adjust your estimates often and always round up. “Let’s say in one month a freelancer determines she would owe $1,400 in tax. I’d put away $1,500,” Goulet says.

2. Business expenses: Get a handle on two big areas

The truth is, the cost of being freelance varies from person to person. Some freelancers are happy to work from their kitchen tables, while others need a dedicated workspace. Your freelance costs also change as you add new tools to your business arsenal. Here are two categories you’ll always need to account for when budgeting as a freelancer:

Your workspace

Joining a coworking space gets you out of the house and allows you to establish the camaraderie you may miss when you work alone. When you’re calculating the cost of being freelance, note that coworking spaces may charge membership dues ranging from $20 for a day pass to hundreds of dollars a month for a dedicated desk or private office. While coworking spaces are all the rage, you can still rent a traditional office for several hundred dollars a month or more, but this fee usually doesn’t include community aspects or other membership perks.

If you want to avoid office rent or dues as costs of being freelance but don’t want the kitchen table to pull double-duty as your workspace, you might convert another room in your home into an office. But you’ll still need to outfit the space with all of your work essentials. Freelance copywriter and content strategist Amy Hardison retrofitted part of her house into a simple office. “I got a standing desk, a keyboard, one of those adjustable stands for my computer and a squishy mat to stand on so my feet don’t hurt,” Hardison says.

Pro Tip:

Start with the absolute necessities. When Hardison first launched her freelance career, she purchased a laptop for $299. She worked out of a coworking space and used its office supplies before creating her own workspace at home.

Digital tools

There are a range of digital tools, including business and accounting software, that can help with the majority of your business functions. A big benefit is the time they can save you that is better spent marketing to clients or producing great work.

The software can also help you avoid financial lapses as you’re managing the costs of being freelance. Hardison’s freelance business had ramped up to a point where a manual process was costing her money, so using an invoicing software became a no-brainer. “I was sending people attached document invoices for a while and keeping track of them in a spreadsheet,” Hardison says. “And then I lost a few of them and I just thought, ‘Oh, my God, I can’t be losing things. This is my income!’”

As you manage the cost of being freelance, consider digital tools and accounting services to keep track of invoices, payments and income.

Digital business and software tools can help manage scheduling, web hosting, accounting, audio/video conference and other functions. When you’re determining how to budget as a freelancer, note that the costs for these services depend largely on your needs. For instance, several invoicing platforms offer options for as low as $9 per month, though the cost increases the more clients you add to your account. Accounting services also scale up based on the features you want and how many clients you’re tracking, but you can find reputable platforms for as little as $5 a month.

Pro Tip:

When you sign up for a service, start with the “freemium” version, in which the first tier of service is always free, Hardison says. Once you have enough clients to warrant the expense, upgrade to the paid level with the lowest cost. Gradually adding services will keep your expenses proportionate to your income.

3. Health insurance: Harnessing an inevitable cost

Budgeting for healthcare costs can be one of the biggest hurdles to self-employment and successfully learning how to budget as a freelancer. In the first half of the 2020 open enrollment period, the average monthly premium under the Affordable Care Act (ACA) for those who do not receive federal subsidies—or a reduced premium based on income—was $456 for individuals and $1,134 for families, according to eHealth, a private online marketplace for health insurance.

“Buying insurance is really protecting against that catastrophic event that is not likely to happen. But if it does, it could throw everything else in your plan into a complete tailspin,” says Stephen Gunter, CFP®, at Bridgeworth Financial.

Budgeting as a freelancer allows you to select a healthcare plan that best suits your employment status, income and relationship status.

A good place to start when budgeting as a freelancer is knowing what healthcare costs you should budget for. Your premium—which is how much you pay each month to have your insurance—is a key cost. Note that the plans with the lowest premiums aren’t always the most affordable. For instance, if you choose a high-deductible policy you may pay less in premiums, but if you have a claim, you may pay more at the time you or your covered family member’s health situation arises.

When you are budgeting as a freelancer, the ACA healthcare marketplace is one place to look for a plan. Here are a few other options:

  • Spouse or domestic partner’s plan: If your spouse or domestic partner has health insurance through his/her employer, you may be able to get coverage under their plan.
  • COBRA: If you recently left your full-time job for self-employment, you may be able to convert your employer’s group plan into an individual COBRA plan. Note that this type of plan comes with a high expense and coverage limit of 18 months.
  • Organizations for freelancers: Search online for organizations that promote the interests of independent workers. Depending on your specific situation, you may find options for health insurance plans that fit your needs.

Pro Tip:

Speak with an insurance adviser who can help you figure out which plans are best for your health needs and your budget. An adviser may be willing to do a free consultation, allowing you to gather important information before making a financial commitment.

4. Retirement savings: Learn to “set it and forget it”

Part of learning how to budget as a freelancer is thinking long term, which includes saving for retirement. That may seem daunting when you’re wrangling new business expenses, but Gunter says saving for the future is a big part of budgeting as a freelancer.

“It’s kind of the miracle of compound interest. The sooner we can get it invested, the sooner we can get it saving,” Gunter says.

He suggests going into autopilot and setting aside whatever you would have contributed to an employer’s 401(k) plan. One way to do this might be setting up an automatic transfer to your savings or retirement account. “So, if you would have put in 3 percent [of your income] each month, commit to saving that 3 percent on your own,” Gunter says. The Discover IRA Certificate of Deposit (IRA CD) could be a good fit for helping you enjoy guaranteed returns in retirement by contributing after-tax (Roth IRA CD) or pre-tax (traditional IRA CD) dollars from your income now.

Pro Tip:

Prioritize retirement savings every month, not just when you feel flush. “Saying, ‘I’ll save whatever is left over’ isn’t a savings plan, because whatever is left over at the end of the month is usually zero,” Gunter says.

5. Continually update your rates

One of the best things you can do for yourself in learning how to budget as a freelancer is build your costs into what you charge. “As I’ve discovered more business expenses, I definitely take those into account as I’m determining what my rates are,” Goulet says. She notes that freelancers sometimes feel guilty for building business costs into their rates, especially when they’re worried about the fees they charge to begin with. But working the costs of being freelance into your rates is essential to building a thriving freelance career. You should annually evaluate the rates you charge.

Because your expenses will change over time, it’s wise to do quarterly and yearly check-ins to assess your income and costs and see if there are processes you can automate to save time and money.

8 Money-Saving Tips for Improving Your Bathroom’s Design

I don’t know about you, but for me, a bathroom goes well beyond its practical uses; within the past years, I’ve come to think about it as a sanctuary of sorts, that room of the house that’s dedicated to pampering, relaxing, and deconnecting — a place where I can enjoy some alone time and use that alone time to take care of my skin, hair, body, and mind.

And just like any other space in my house, the more beautiful my bathroom is, the more I can enjoy the time I spend in it. But re-designing a bathroom or remodeling it altogether is quite an investment. That’s why today we’re going to look at a few handy ways in which we can improve our bathroom’s design without having to spend a ton of money in the process. Here are some tips to help you maximize your bathroom’s function and style while saving money — both on the short and long run:

#1 Choose décor materials wisely

When designing your bathroom, one of the most important things to take into consideration is choosing the right materials. And I’m not talking about the tile (which we all know ceramic is the way to go); but rather furniture and appliances. Since this space is expected to be exposed to water, humidity, and moisture, it’s best to use waterproof materials for all furniture, décor items, and appliances.

For example, solid wood or plywood may not be a good choice for furniture, as it will likely warp and crack (and it can even lead to mold). Instead, a way better — and longer-lasting — choice would be PVC, which is extremely durable, completely waterproof and offers a great look and feel as well for bathroom cabinets. When buying blinds for your bathroom windows, choose waterproof blinds because they are stain and mold resistant, as well as fade-free. When picking appliances, make sure to avoid any metal that might rust, and preferably stay away from plastic; some of your best choices are brass, stainless steel, and zinc (or zinc alloys), as they stand the test of time and add a note of style to your bathroom.

Overall, focus on materials that can withstand humidity and water. This way, you don’t have to spend money replacing them and you can rest assured that your bathroom will maintain its clean and brand-new look over the years.

#2 Widen and brighten your space with mirrors

Instead of adding a skylight or a new window to brighten a rather gloomy bathroom (which would call for a pricy renovation), consider using a large mirror, re-painting your walls in a light color, or adding extra light fixtures. These can all help create the illusion of space, making your bathroom look wider and brighter. Obviously, this technique is much more affordable than having to install an additional window to your bathroom space and you’d be surprised at how much of a difference adding a large mirror can make.

If you feel like you don’t have the space to add an additional mirror to your bathroom, consider replacing the mirror above your vanity with a far larger one. Bonus tip: choosing an unusual shape or a unique frame for the vanity mirror (like the one in the image below) can give an impressive look to your bathroom, and act as the centerpiece of the room.

#3 Update by regrouting

If you’re looking to update your bathroom quickly and on a tight budget, consider replacing the existing tile grout. Regrouting is a two-step manual process by which you first remove the hardened old grout from the seams, or joints, between the tiles in your bathroom, then apply fresh new grout to make it seem like you have just installed your tiles (here’s a full walkthrough of the process). You’d be surprised how big of a difference this fairly simple update can make — especially since tiles rarely show signs of wear and tear, but the grout’s initial color fades away, and often gives a sense that it’s dirty, discolored and old.

This idea works best if the tiles in your space are still in great shape, that is, they don’t have cracks or missing pieces. Although it may take a bit of work, it’s surely faster and cheaper than a major bathroom overhaul. Fresh grout will make the tiled area look brand new, and you can even apply a new grout color to make a more dramatic change to your bathroom.

#4 Get creative with designer tiles

Now, if you’re looking to add a splash of sophistication to your shower or bathroom tiles, but don’t have the budget to splurge on designer tiles, there’s a super easy trick you can turn to: use regular, budget friendly tiles across the walls of your bathroom, then add a pop of design and color in a small area using more expensive designer tiles. 

Or, you can keep it simple and use classic tiles, but arrange them in an unusual pattern or install them at an angle to create an eye-catching effect. If you’re looking for the maximum effect, create an accent wall (preferably right where either the shower or bathroom vanity go, to highlight that space), like the one pictured below. It won’t cost as much as replacing all of your bathroom tiles, but will definitely give your space a great, updated look.

#5 Try to avoid current trends

We all like to think that we’re aligned with the latest trends and fads. But the truth of the matter is, the best way to waste money is to follow fads that in a couple of years will seem so outdated that you’ll feel the need to renovate your bathroom all over again. You can make your design last way longer if you’ll use natural finishes and neutral colors.

Classics also tend to be considerably less expensive than their trending counterparts, and they’re much more likely to stand the test of time. See below for a marble-themed bathroom that was all the rage a few years back, but that seems a little out of place in the more minimalist-inclined era that we live in today.

#6 Use traditional finishes

This goes hand in hand with our last point: using fancy fixtures and embellishments on your faucets and cabinet hardware may seem like a good way to add some personality, but they can turn out to be rather costly without having the desired effect over the years. These kinds of fixtures are pricier than standard ones and their unusual colors, trimmings, and shapes can be more difficult to match with the rest of the décor — and limit any improvements you might decide to make in the near future.

Because of this, you may be forced to buy new coordinating pieces, too. However, if you’ll stick with traditional finishes, it will be simpler for you to create a cohesive look while still sticking to your budget.

#7 Re-use old furniture to create a unique look

If you have an old desk, table, dresser, or TV stand, consider using it in your bathroom (provided it can withstand humidity and isn’t easily prone to water damage, as we’ve stated above). Repurposing old furniture will give you a chance to show your personality while adding much-needed bathroom storage. Consider doing this as a DIY project, which can help you save money while also being earth-friendly.

Repurposing doesn’t mean using the piece of furniture in the same way it was intended by its makers; so you can get as creative as you want, by say turning an old desk into a vanity, parts of a table into shelves, an old painting frame into a mirror frame, you name it. #8 Refinish rather than replace

Replacing bathroom elements will usually require removing or replacing plumbing fixtures, which comes with additional costs. It can also involve construction changes, demolition work, and new installation. Before deciding on replacing any of these fixtures, determine if they really need replacement. If you’re replacing them for aesthetic reasons, you might have the option to refinish them instead of replacing them altogether. 

For example, you can refinish your old tub with a nice-looking, protective coating instead of completely replacing it. You can also paint your cabinet anew instead of purchasing a new one — and you can even get creative with the color you use. Skipping Renters Insurance? Why That’s a Bigger Risk Than You’d Think

As a finance writer, I am surrounded by people who know a lot about managing money. But even those with the most money know-how can still miss financial must-haves.

For instance, in a recent conversation, a few of my coworkers stated they didn’t have renters insurance. This puts them among the 59% of renters who don’t have renters insurance, according to a poll from the Insurance Information Institute. On the other hand, 95% of homeowners carry homeowners insurance.

Granted, renting comes with fewer property responsibilities than owning. But don’t assume you can skip insurance for your home simply because you’re leasing it. Go without it and you’ll expose yourself to some major risks.

See why opting for a policy is protection you can’t live without, and learn how renters insurance can help smooth over the following five major renting crises.

1. Damaged Belongings

If you’re asking yourself whether you need insurance as a renter, a better question might be, Can you afford not to have it?

If the relatively small cost of a renters insurance premium—typically between $15 and $25 per month—seems too expensive, consider the alternative, suggests John Espenschied, agency principal of Insurance Brokers Group.

“Imagine replacing all your clothes, furniture, electronics, food, personal items, and priceless personal memorabilia,” he says. With renters insurance, the insurer will cover most or part of the value of damaged items. Without this coverage, you’re completely on the hook for all those costs.

Espenschied tells a story of one of his clients, a young woman to whom he recommended rental insurance multiple times. She declined the coverage.

Months later, there was an electrical surge in the building. “It took out everything she owned that was plugged in, including the TV, computer, and several other items,” Espenschied explains. These items were permanently damaged and unusable.

Had she opted for renters insurance, Espenschied could have helped her submit a claim and get the money to replace those belongings. Unfortunately, without the policy there was nothing he could do.

Don’t put yourself in the same position—get a renters insurance policy. On top of that, take steps to document all belongings and valuables so you can prove ownership in a renters insurance claim.

2. The Temporary Loss of a Habitable Home

Some disasters—such as fires, flooding, and electrical issues—can require extensive repairs and render your rental uninhabitable. Your landlord will usually handle these repairs, but if you lose the use of your home, your landlord might only be required to refund a prorated rent for the days you can’t live in your rental.

But if you’re out of a place to live, your daily rent rate might not cover any decent hotels or other temporary housing options.

But there’s good news: “Most renters insurance policies can help you in the event something happens to your apartment or house and you have to live elsewhere while it’s repaired,” says Jennifer Fitzgerald, CEO and cofounder of insurance comparison site PolicyGenius.

Typically, you can find a hotel nearby and your renters insurance will cover the costs of your stay until you can resume habitation of your home.

3. Stolen Belongings

Renters insurance typically includes coverage for theft and burglary too. If your home is broken into or burglarized, you can file a claim with your renters insurance provider to replace any stolen or damaged items.

“It even covers your belongings when they’re not physically in your home,” Fitzgerald says. “So if you take your laptop with you to the local coffee shop or on vacation and it’s stolen, your policy could help cover the costs of getting it repaired or replaced.” Renters insurance will usually be the policy that covers theft of personal items from your car too.

If your home is broken into or your purse is stolen from your car, promptly notifying authorities is an important step—filing a renters insurance loss claim will usually require a police report of the theft.

4. Personal Liability for Legal Damages

The most important protection your renters insurance provides, however, might be personal liability protection.

“If your dog bites someone or a food delivery person slips and falls, you’re covered,” says Stacey A. Giulianti, chief legal officer for Florida Peninsula Insurance. Instead of being held personally responsible for those damages, your insurer will step in and help. “The carrier will even hire and pay for an attorney to defend any resulting lawsuit.”

This can be especially important if you are found responsible for damage to adjacent properties as well, Espenschied says. For example, renters insurance will cover you if your toilet or tub “overflows and leaks into the neighbor’s unit below, causing damage to their personal property and cost to repair the building.” You may also be covered if a kitchen fire in your apartment causes damage to the unit above you.

The damage and loss can easily add up to tens of thousands of dollars. In cases like these, renters insurance can be the difference between smooth recovery and huge financial loss or even bankruptcy.

Make sure you understand your coverage. “Every policy is different, so talk to an agent and read your policy terms,” Giulianti warns.

5. An Eviction for Violating Your Lease Agreement

Many lease agreements include a clause in which the tenant agrees to purchase a renters insurance policy. These common clauses usually clarify that the landlord’s property insurance coverage does not extend to your personal belongings.

If you sign a lease with such a clause, you are agreeing to maintain this insurance coverage throughout your residency there. If you fail to get a policy or allow it to lapse, your landlord is within their rights to serve you with a “comply or quit” notice and possibly begin eviction proceedings.

If you don’t currently have a policy, reconsider getting renters insurance. Alongside a healthy emergency fund, having the right insurance can bring vital financial security to your life. For the cost, renters insurance provides protection and peace of mind.

“Most renters can get a policy for around $20 per month,” Fitzgerald says. “That’s a small price to pay when you think about the fact that if you don’t have renters insurance, you’ll be forced to cover the cost of replacing any and all items damaged.”

Procuring a renters insurance policy is a smart step toward financial security. With the right policy, you can avoid debt in an emergency and protect your possessions and your home. Miriam Schaeffer, a former executive at nail polish giant OPI Products, is looking to sell her Italian-style villa in Beverly Hills, CA — and won’t settle for just any amount.

The nail polish mogul — who is also the former wife of George Schaeffer, founder of the popular nail polish brand — is asking a hefty $33 million for her opulent home set in one of the most sough-after streets in the area, Roxbury Drive, a historically popular address among celebrities.

Located on N. Roxbury Drive, the property has a rich history and has been considerably upgraded and expanded in recent years. In fact, Schaeffer invested heavily in the property, expanding its footprint by roughly 40% and significantly boosting the amenity roster.

Originally built in 1926 by the architectural firm Camduff and Camduff as one of the partners’ own homes, the architectural masterpiece was revamped by renowned architect Richard Manion in 2016. The current owner worked alongside the architect to add amenities like a media room and a wine cellar, and to expand the beautiful grounds.

Indoors

Take vanilla out of the kitchen

When it’s too cold to open the windows, freshen your whole house fast by placing a few drops of vanilla extract on your furnace’s filter. Your house’s heating system will do the rest of the work for you. To scent one particular area, take a small jar and place several cotton balls inside. Dab a few drops of vanilla extract onto the cotton balls. Before putting the cover on the jar, use a nail to puncture a few holes into it for your very own vanilla air freshener.

Make it spicy

To easily deodorize your kitchen, put a cinnamon stick and other favorite spices (such as cloves or ginger) in a mug of water, and microwave it for 2 minutes. Remove the mug and set it on the counter so that the aroma can fill the kitchen. This trick is great for winter, when the scent of the spices will create a warm, cozy atmosphere.

Seal the door

Have a sliding glass door that’s rarely used during the winter? Seal it with duct tape to keep cold air from coming in.

Outdoors

Winterize deck furniture

To keep your metal deck furniture free from rust and wear all winter long, reach for the petroleum jelly Just apply a thin layer (especially in areas where the furniture tends to rust) after cleaning the surface with simple soap and water.

Ease painful pads on pets

Many dogs love to play outside in the snow, but their paws can cause them pain if ice starts to build up between their pads. Before heading out for a winter walk, rub some petroleum jelly between each pad. The ice will stay away and your dog can enjoy the outdoors! If your poor pet’s pads are already cracked or dry, gently rub a little petroleum jelly into her pads while she’s sleeping.

Petroleum jelly is completely safe if your pet decides she wants to lick it off later.

Spray on a little D-fense.

Spray WD-40 in the lining of car doors. Doing this once in the beginning of the winter should keep your doors opening easily.

Baby powder to the rescue

Use baby powder or baking soda to absorb the moisture that collects on the rubber seal lining of your car door. Just wipe the weather strip with a dry cloth before sprinkling on the powder. Repeat every few days in the dead of winter to make sure you can always get into your car.

Easy undercarriage cleaning

Don’t forget to clean under your car, especially if you live in an area where salt and ice assault in winter.

A trick for these hard-to-reach areas: Run a lawn sprinkler underneath the car and drive back and forth.

Block the lock

To keep your car’s door locks safe from ice during the cold winter months, place a refrigerator magnet over the lock. You can even take an old magnet (last year’s calendar from a local realtor, perhaps) and cut it into pieces that fit perfectly.

Personal Care

Brush to better lips

For lips that need a little extra TLC, especially in the winter, try this effective scrub. Mix together 2 teaspoons baking soda with enough lemon juice to make a paste. Gently scrub the mixture over your lips with a dry toothbrush for a minute or two, then rinse, and apply some petroleum jelly or your favorite lip balm.

Go crazy for cranberry

For a seasonal solution to chapped winter lips—and a great DIY gift idea for the holidays—try this cranberry lip balm! In a microwave-safe bowl, mix together 1 tablespoon avocado or almond oil, 10 fresh cranberries, 1 teaspoon honey, and 1 drop vitamin E oil (from a capsule). Microwave on high until the mixture begins to boil. Remove carefully as the bowl may be hot. Mash the berries with a fork and stir well to combine. After the mixture has cooled for 10 minutes, strain it into a small portable tin, making sure to remove all of the fruit pieces. Cool completely. You’ve made your own great-smelling lip balm!

Sweater cryogenics

If your favorite cashmere or angora sweater is looking a little worn, put it in a plastic bag and place it in the freezer for half an hour. The cold causes the fibers to expand, making your sweater look new again! Who knew there was such a thing as sweater cryogenics?

Your warmest boots

“We keep coming back to a terra-cotta floor,” Kate says when Jenny asks what kind of look they want in the kitchen.

While terra-cotta tiles aren’t necessarily typical for modern renovations, Jenny likes the idea, saying that it’ll give the house a Mediterranean aesthetic. In a pandemic when it’s not easy to travel, it’s the closest these two might get to a European escape!

In fact, Jenny embraces the flooring style and even uses terra cotta in both the kitchen and the new master suite, which they convert from a garage.

“The hexagon shape makes it really unique and different,” Jenny says when the tile is installed. “The patina is gorgeous. It just feels like you’re on vacation at a spa off the coast of Spain.”

3. Plenty of kitchen storage

During a pandemic, plenty of kitchen cabinets for all those home-cooked meals is a must—and with unique kitchen floors, Jenny wants to make sure the cabinets complement the look.

So instead of choosing a typical white cabinet, Jenny decides on a rich green color that will not only bring out the red in the terra cotta, but also add to that old-world European character with its dark, moody shade.

“It’s a statement,” he says. “There’s tons of light in here now so I feel like you can go darker.”

4. A spacious and beautiful pantry

In addition to kitchen cabinets, Jenny knows how important pantry space can be—and that it should be beautiful, too. To deliver, Jenny uses a flower drawing by Wes and Kate’s young daughter, Reese, to create a custom wallpaper. It looks great, and Jenny notes that this detail will be extra special for the family.

“Every time they go into their pantry, for years and years to come, they’ll be able to say, ‘Reese drew this,’” Jenny says.

Plus, to add a kid-friendly feel, Jenny and Dave decide to make a secret “spy room” complete with a desk at the back the the pantry—the perfect hideout for the Walkers’ two boys.

5. A home-school/homework room that’ll grow with the kids

At the beginning of the pandemic, families scrambled to set up home-school spaces and work-from-home offices, but this family was ahead of the curve—they were already home-schooling, so the kids already had a workspace!

Still, Jenny and Dave want to update the kids’ home-schooling room so that they can enjoy it for years to come.

“The homework room for the Walker kids is basically going to be a room that’s going to grow with them,” Jenny says.

So they add some paneling to the wall with built-in chalkboards for each of the kids. The decor is youthful but isn’t so kid-focused that it looks like a nursery. The space is bright and beautiful, and it can be used for years to come.

“You know, you’ve got to do your schoolwork. You want to have a happy place to do it,” Jenny says.
